Home Loan

A loan offered to customers to purchase for residential purpose.

The Loan term is selected by the customer (minimum repayment term being 7 years and maximum being 20 years). The monthly installment is deducted directly from the current account or by direct debit from another bank.


Qualifying Criteria

  • Omang (Citizens)
  • Passports (Non-Citizens)
  • Work and Residence Permit (Non-Citizens)
  • Employment Contract (this contract should be updated as and when the contract is renewed)
  • Proof of Physical Address (Current utility bill, letter from the local chief and Council rates invoice) not older than three months.

Qualifying Conditions

  • Minimum loan amount - P125,000
  • The maximum loan period is 20 years/240 months Interest rate - Linked to prime.
  • BancABC will finance 90% of the Open Market Value or the Purchase Price, whichever is the lesser.

Borrower's expenses

  • Minimum deposit of 10% of the purchase or building price.
  • Transfer duty
  • Surveyor's fees
  • Valuation fees
  • Arrangement fees/bank charges
  • Bond and other legal fees
  • Mortgage Protection Plan insurance premium
  • Fire Protection Plan insurance premium

Additional requirements for building loans

  • Quotation from three contractors ( with contractors profile)
  • Architects profile
  • Soil analysis report
  • Approved building plans including site plans
  • Building permit
  • Bill of quantities
  • Desktop Valuation ( for proposed building)
  • Building contract ( including schedule of finishes and specifications signed by the borrower and contractor)
  • Contractors all risk policy ( with BancABC interest noted)

Prior to final drawdown

  • Drawdown schedule (maximum of eight draws permitted)
  • Occupation certificate
  • Final valuation
  • Variable interest rates
  • Flexible repayment periods
  • Option to re-mortgage your property
